As autumn 2025 begins, Paris has returned to a calmer pace. Market indicators point towards price stabilization within the city, with an average of €9,751/m² as of September 1st (MeilleursAgents), close to notarial projections this summer. In the 17ᵗʰ arrondissement, the average remains above the Parisian level at around €10,350/m², though disparities between micro-markets are significant.
In Wagram – Pereire / Plaine-Monceau, the benchmark is around €10,900/m², with a wide corridor ranging from €9,000 to €14,200/m², depending on the building, floor, condition, and exposure. In other words: quality is rewarded, structural flaws are negotiated down.
The most sought-after properties almost always tick the same boxes: 3rd to 5th floors with an elevator, bright southern/south-western exposure, functional family layout, recent renovation, and minimal overlooking neighbors.
When these criteria are met, transactions easily reach €12,500–14,000/m², with peaks in the best buildings.

Reading the data: the €11,600–12,500/m² band concentrates most standard family apartments. Prices above €13,500/m² almost always require strong light, higher floors, and premium renovations. References closer to €9,000/m² reflect larger units on low floors or with structural shortcomings.
Wagram – Pereire is first and foremost a family-oriented residential market. Two factors dominate buyer decision-making:
Schooling. Proximity to private schools such as Sainte-Ursule or EIB Monceau strengthens value. By contrast, public school catchments like Pierre-de-Ronsard or Boris-Vian often slow down sales.
Layout. The ratio of surface area to number of bedrooms is critical:

Sellers: a well-calibrated property, launched at the right price from the start, attracts serious buyers quickly. Highlighting brightness, anticipating works (alternative layouts, quotes), and ensuring professional presentation are key success factors.
Buyers: compare address by address. In this district, a 20% price gap can exist for the same surface depending on the building, floor, layout, and school zoning.
Wagram – Pereire remains a mature and selective market:
- High-quality properties transact swiftly when all key criteria are met.
- Standard or poorly laid-out apartments, or those priced too optimistically, tend to linger.
