Active every day with my team in the 17th arrondissement, I can confirm once again that the Batignolles area, particularly around Rue Nollet, Truffaut, Lévis, and Dames, remains one of Paris’s most coveted micro-markets. The first half of 2025 has reinforced this reality: transactions are frequent, but price variations can be significant depending on location, floor level, and renovation quality.
In this corner of the 17th arrondissement known as “Monceau North,” prices range today from €9,000 to over €20,000 per square meter.
- Spacious apartments to renovate often trade around €11,000–12,000/m².
- Renovated apartments on higher floors reach €13,000–15,000/m².
- The most prestigious addresses, especially those bordering Parc Monceau, can exceed €20,000/m² when volume, light, and finishes align.
